It’s a well-known real estate adage that kitchens and baths sell homes, but a good-looking exterior is just as important as those two rooms.
In fact, the National Association of Realtors says that 63 percent of potential homebuyers go visit a desirable home after they see it online.
“In most markets across the country, supply still outweighs demand when it comes to home sales,” the real estate education firm FortuneBuilders writes. “While the focus is often on what can be improved on the interior of the house, many sellers neglect the outside of the property. Most buyers form an opinion whether they like a house or not before they step foot in the front door.
“The work you do to the kitchen or the fixtures in the bathroom may be great, but by that time it may be too late,” FortuneBuilders continues. “If you want to maximize your properties’ value, you need to focus on improving the curb appeal.”
The same rules apply to new homes, simple replacement jobs, or extensive whole-house renovations. At a minimum, the exterior should have attractive landscaping—grass, trees, bushes, etc.—but you need to do more. Experts advise that the home must have a wow factor—something that separates one house from the next, whether it’s cool shutters, a stunning deck, or landscape lighting.
A front entry system is always a big hit, and a brick or stone walkway is a perennial favorite.
“In addition to the roof, you also have to look at the siding and exterior of the property itself,” FortuneBuilders says. “Siding, new paint, updated trim, new shutters, and fresh gutters can all make a huge difference.”
